Foreigners looking at buying property in Pattaya can own an apartment in Thailand legally if the building is less than 49% foreign owned. The rest of the apartment building must be at least 51% owned by Thais. This makes buying an apartment a good idea since you can have it in your name and own it for life.

For those foreigners interested in buying real estate in Pattaya or anywhere else in Thailand who only want to buy a house or house and land package you need to first open up a Thai company and have 51% of the company owned by Thai people. This is the law in Thailand and it does allow you to own your own home in a way but you never quite own it 100% like you would if you bought an apartment in Thailand. If you plan to buy a house in Thailand and don’t want to put it in your Thai wife’s name if you have a Thai wife or you want it only in your name you really need to speak to a Thai lawyer to give you all the necessary details.
